Other Details to Note

Please Note: -Two visible, exterior only video and audio recording motion-activated cameras. One is a Ring doorbell located at the front door. There is also a Ring floodlight located on the front porch that turns on the light for the steps when there is movement in the driveway. They are both motion activated and are capable of recording and transmitting video to the manager via the Ring app. These are both for security and safety reasons. -The climate of the home is controlled by a smart thermostat. -4WD/AWD REQUIRED: If traveling during the winter months, a 4X4 vehicle and/or snow chains are strongly recommended especially in inclement weather. There will be no refunds if you can't make it to the cabin or bring the wrong type of vehicle for the weather. - The cabin has well water and when first turning the hot water on it can sometimes have a slight sulfur smell. This will go away after a minute or two and is typically just when you first turn it on the first day. After you start using the water regularly it goes away. This is normal. The water is drinkable. - Fireplace is electric powered only. SOME NOTES ABOUT THE MOUNTAINS: - This is the mountains and cell service may be spotty so download the maps offline before arriving. - There may be some twisty roads - This is in the forests and mountains and you will likely see bugs, mice, or furry critters (including bears!). We do maintain the property with regular pest control, but due to the surroundings, or if doors are left open, or food is left outside the house, this can attract critters. Please use the metal trash cage for throwing trash. - There are no refunds for storms or power outages. If there is a power outage, there will be no water and potentially no heat. Storms can also make roads impassable, so if a storm is in the forecast during your reservation, come prepared with water and non-perishable food, etc. - PLEASE NOTE: Fall/Winter is ladybug season in the Smokies and these little buggers are attracted to heat, meaning your cabin and every other one out there that is warm! They will swarm to the cabin and you'll probably see them alive/dead on windowsills, in vents, etc. Rest assured that your cabin has regular pest control and is professionally cleaned, including bug removal, before and after your stay. However, these bugs come back right away and unfortunately, there is nothing that can be done about them until the season passes. TRAVEL INSURANCE: This is not a requirement but is HIGHLY RECOMMENDED. Travel insurance can protect you if someone in your party becomes sick, from natural disasters, and other unforeseen events, depending on your policy. Choose a cancel for any reason policy. VISITS TO THE GREAT SMOKY MOUNTAINS NATIONAL PARK: Effective March 2023, The National Park Service requires a parking pass for all vehicles entering and planning on parking for more than 15 minutes in any one spot. The pass can be obtained online on the park's website. HOT TUB: In accordance with our commitment to excellence and the Sevier County Health Department, the hot tub is cleaned and treated prior to each arrival. It runs continuously to remain heated. Please leave the cover on when not in use to keep the heat in and allow for faster heating on the day of cleaning.

This property was absolutely beautiful, clean and included everything one would need for a weekend away. Leslie, the host, was so kind and helpful, making sure we knew that if we needed absolutely anything, she was available. I will definitely be returning and recommending this rental to others.

Everything! It was a beautiful cabin, Leslie was easy to get in touch with and my kids loved it. That we weren't able to stay longer. I would have loved a few more days, but our budget wouldn't allow it.

We really enjoyed our time at Family Fun Cabin on Bluff Mountain. The place was spotless, beautifully decorated, and had everything we needed for a relaxing getaway. The beds were super comfortable, and the kitchen was impressively well equipped. The hot tub was perfect after a day of exploring, and the game room was a fun bonus for our family. The location was peaceful yet still close to town and attractions, making it very convenient. Leslie was a wonderful host—friendly, responsive, and thoughtful. We’d definitely stay here again!
